Property Sale – Net Leased Retail Commercial Real Estate
Bill Johnson, KW Commercial is pleased to announce his client’s successful acquisition of a Net Leased Jiffy Lube location in Clive, IA. He sold the Buyers down-leg at the end of 2024 and this acquisition completed their 1031 exchange!
What made this an interesting commercial real estate deal is that the Buyers were also in escrow on a competing asset, with different representation, that could also have met their needs. The Buyers could have gone either way and didn’t make a decision until a few days before close of escrow. Many hours were spent researching and dissecting both deals, companies, guarantees, locations, etc. and putting together an unbiased report for the Buyers with pros/cons of each prospective purchase. After review of that report, recommendations, and all other DD materials, they chose to complete this deal over the other.
While it wouldn’t have benefited Bill had the other asset proved superior, he would have been able to hold his head high because a high level of service was provided to the client. The thorough analysis that was provided helped them make an informed decision and pick the asset that was the best for their needs. Fortunately, the cards fell Bill’s way this time around. He was truly grateful that his client allowed him this opportunity to serve.
